Basic Tenant Guide: The Renting Process

We know and understand that renting a new property can often be a stressful and complicated process. That is why we have made this brief guide available to provide you with all the basic information you will require on our standard letting procedure.

1. So, you’ve found a property you’re interested in? Give us a call and arrange a viewing on the property, so you can see for yourself if it really is the perfect place for you.

2. You’ve seen the property and so far, so good. What next? You need to contact a member of our office team and register your interest – but to secure the property you will need to pay your Reference Fees (these are detailed below):

- Standard Reference Fee (single tenant) = £175.00
- Additional Tenant Reference Fee = £75.00
- Guarantor Reference Fee = £50.00

We will use this fee to administer your Credit and Reference Checks, which is a standard procedure that all our potential tenants must go through. Payment of this fee means that the property is effectively withdrawn from the market and – pending successful completion of the checks – the property is yours!

It must be made clear here that this fee is non-refundable – so if you change your mind you will not be entitled to receive any monies back.

3. Now you’ve successfully completed your Credit and Reference Checks, you’re ready to confirm your moving in date. Just let us know when you want to move in and we will make sure your property is in prime condition for you to move in to.

4. Moving in day is here – while you may be excited to pick up your keys and move in there are still things for you to do beforehand. You need to arrange a time to attend to our office and read through and sign your Assured Shorthold Tenancy Agreement. This is an important legal document, and constitutes a legally binding agreement, so make sure to read it fully. Once you’ve signed on the dotted line, you will need to pay your first months’ rent and security deposit (which is always equivalent to the value of one months’ rent).

Your deposit will be securely lodged with the Deposit Protection Service and returned to you once you have vacated the property – so long as there are no problems when you come to leave.

5. You will receive your keys to your new home, a copy of your tenancy agreement and other useful documents and you will be free to enjoy the rest of your moving in day.
